New Builds and Renovations

If you’ve recently built a new home or completed major renovations, your property taxes may change.

In many cases, you’ll receive an additional bill later on — called a supplementary tax bill — once your property has been assessed. This page explains how the process works and how to plan ahead.

How the Process Works

  1. Initial Tax Bill (Land Value Only)
    When construction begins, you’ll typically receive a tax bill based on the value of your land only.

  2. Property Assessment by MPAC
    The Municipal Property Assessment Corporation (MPAC) will inspect your property to determine the value of any new construction or improvements.

  3. Supplementary Tax Bill Issued
    Once your updated assessment is complete, the Township will issue a supplementary tax bill reflecting the added value. 

    This bill is in addition to your regular property tax bill.

  4. Retroactive Charges
    This bill is applied retroactively to the date your construction or renovation was completed.

Plan Ahead for Future Tax Bills

Be prepared for timing differences
It can take time for MPAC to assess your property. As a result, your supplementary bill may arrive months after your project is complete — sometimes with multiple months of taxes due at once.

Start setting funds aside early
To avoid financial surprises, consider setting aside money for additional taxes as soon as your construction or renovation is underway.

You can contact the Municipal Property Assessment Corporation (MPAC) to request an inspection or check the status of your property assessment:

When contacting MPAC, please have your 19-digit roll number available. You can find this number on your property tax bill or Property Assessment Notice.
