Supplementary or Omitted Tax Bills
If you have recently built a new home or completed additions, improvements, or major renovations, you may receive an additional property tax bill called a supplementary or omitted tax bill.
New construction owners will receive a land-only tax bill until the value of the construction or addition has been determined by MPAC. Once the assessment is completed, a supplementary tax bill will be issued and will apply from the date the construction or improvement was completed.
What you need to know:
- Supplementary bills may arrive months after construction is complete.
- Billing can occur at any time during the year.
- The bill may include taxes from an earlier period (retroactive).
- You may receive a larger bill covering multiple months at once.
- It is in addition to your regular property tax bill.
To help avoid unexpected costs, consider setting aside funds during construction for future supplementary tax bills.
